Why You Need A Real Estate Agent Pt.2

In “Why You Need A Real Estate Agent Pt.1” we discussed some benefits of how a real estate agent can be advantageous for you. In part 2 of Why You Need A real Estate Agent, we will further explore the value of using a real estate agent in buying or selling your home.

It’s been said “Paperwork wouldn’t be so bad if it weren’t for all the paper. And the work.” With that said purchase agreements on average are at least least ten pages long, and that does not include the federal- and state-mandated disclosures nor disclosures dictated by local custom. Most real estate files average thicknesses from one to three inches of paper. One tiny mistake or omission could land you in court or cost you thousands, which is why the value of an agent should not be underestimated.

A top producing real estate agent will also have a professional network, many of which provide services you will need at some time; everything from home maintenance to babysitters or lawyers, to name a few. However, due to legal liability, many agents will hesitate to recommend a certain individual or company over another, but instead will give you a list of references providing you with background information to help you make a wise selection, since they know which vendors have a reputation for efficiency, competency, and competitive pricing.

Another reason why you should use a real estate agent is because even though everything goes smooth at closing, anything can go wrong after that like, for example, taxing authorities that collect property tax assessments, doc stamps or transfer tax which can fall months behind and/or mix up invoices, nevertheless one call to your agent can straighten out the confusion. Good agents stand by ready to assist you even after the closing.

The basis for an agent’s success and continued career in real estate is referrals. This emphasis gives agents strong incentives to make certain clients are happy and satisfied. It also means that an agent who stays in the business will be there for you when you need to hire an agent again. Many will periodically mail market updates to you to keep you informed and to stay in touch.
